A single-fronted Victorian home in Northcote sold for $1,312,000 after a fierce contest on this year’s first super Saturday of auctions.
The three-bedroom house at 41 Herbert Street attracted four bidders and a modest crowd. McGrath listing agent Luke Brizzi listed the property with a quoted price range of $1.15 million to $1.2 million.
The home’s third bedroom was a small studio at the rear of the property, which also had access to a small backyard on the rail corridor. The house had period charm but had been updated to have modern comforts and energy efficiency upgrades.
The auction opened with a bid at the bottom of the price range, and buyers traded $10,000 bids until it reached the top. Buyers broke down to smaller increments from there, and it sold to a first home buyer for $62,000 more than its reserve price of $1.25 million.
Brizzi said the four buyers had been attracted to the property’s location.
“I think that another big attraction was the studio at the back,” he said. “It could be used as a work-from-home office or even a third bedroom, or a guest bedroom as well. So it had a lot of flexibility.”
It was one of 1522 auctions scheduled in Melbourne on Saturday. A weekend is considered a “super Saturday” if more than 1300 auctions are scheduled.
In Abbotsford, a terrace house had seven bidders contest its auction, and eventually sold to an investor.
